Inlet & Dune Realty
A shore home is more than a view. We look at the details that stay with it.
We work across Manasquan and the Monmouth and Ocean County shore. A buyer needs to know the flood designation, the condition of a bulkhead, and what a summer rental permit allows. A seller needs a written pricing analysis grounded in recent sales and the property's condition. We take those questions one by one.

How we help
Good decisions begin with clear questions.
Choose the path that fits your plans. Each one starts with the property, the town, and the documents that matter.
- 01Buying at the ShoreTour with flood maps, carrying costs, and the home's year-round condition in view.
- 02Selling Your HomeSet a price from comparable sales, property condition, and a written marketing plan.
- 03Investment & Rental PropertyTest summer rental income against permits, insurance, upkeep, and vacancy.
- 04Coastal Property GuidanceRead elevation certificates, review bulkheads, and ask about dune and waterfront permits.
- 05Relocation & NewcomersCompare housing stock, utilities, commute routes, and seasonal rhythms town by town.

Home valuation
A price with the reasoning beside it.
Our written valuation starts with recent comparable sales, then looks closely at what is specific to your property. We explain the range and the factors behind it before you decide whether to list.
- Recent comparable sales and current competing listings
- Condition, updates, layout, and year-round use
- Flood designation, elevation records, and insurance questions
- Waterfront features, bulkhead condition, and local rental rules
