Before you start

Get the flood picture first

Flood zone, base flood elevation and the current elevation certificate change what a house costs to own. Ask before you fall in love with it.

Understand what insurance will cost

At the shore, insurance is a material part of the monthly payment rather than a rounding error. Quote it early.

Know the season you are buying in

Shore inventory peaks and thins on a predictable calendar. Timing changes your negotiating position more than most buyers expect.

Documents worth collecting early

  • Elevation certificate, if the property has one
  • Flood insurance declarations page from the current owner
  • Survey, and any dock or bulkhead permits
  • Certificate of occupancy requirements for your municipality
  • Association documents and budget, if there is an association

Attorney review in New Jersey

New Jersey contracts prepared by a licensed agent are subject to a three-business-day attorney review period, during which either party's attorney can disapprove the contract. Nothing is firm until that window closes or is waived.

This is standard and not a sign of trouble, but it does mean the days after signing are not the settled period buyers often assume. Have an attorney lined up before you make an offer rather than after.
